How we work, and how to check us out

If you got a letter or a text from us about your property, you're probably wondering who we are and whether this is real. Fair question. Here's the whole thing, including the parts that aren't flattering.

How to check us out before you sign anything

Do this for us. Then do it for every other company that contacts you about your property. It takes about fifteen minutes and it is the single best protection you have.

  1. Confirm the company is registered

    Search Acrevest LLC at bizfileonline.sos.ca.gov. You should find an active California LLC with file number B20260028228. A buyer that isn't a registered entity anywhere is a problem.

  2. Call the number back yourself

    Don't reply to the text. Look up (949) 287-8153 independently, call it, and see whether a real person answers and knows about your parcel. Legitimate buyers have a working line.

  3. Search the company name plus "complaints"

    Search Acrevest reviews and Acrevest complaints. Read what comes back, including anything negative. A company with no trace anywhere is as concerning as one with bad reviews.

  4. Insist that closing runs through a title or escrow company

    Never sign a deed and hand it over directly. A real transaction closes through a licensed title or escrow company that verifies ownership and holds the funds. You should be able to pick one, or at minimum look up the one proposed and call them independently.

  5. Read the contract's cancellation terms before signing

    Know how long you have to back out and what happens if you do. If you can't find that language or it isn't there, don't sign until it is.

  6. Check the number against the county record

    Pull your own parcel's assessed value from the county assessor. It isn't market value, but it tells you roughly the order of magnitude and whether an offer is in a sane range.

We build lists from public county records. Parcels that are vacant, owned by someone living out of state, held a long time without activity, or carrying other markers that often mean the owner has no particular use for the property.

It isn't personal and it doesn't mean anything is wrong. We don't know your situation when we reach out. We're working from a record, not from information about you. Plenty of people we contact are perfectly happy holding their property, and that's a fine answer.

How we make money

The part most buyers won't tell you

We buy property below market value and resell it. The difference is our profit. That's the entire business.

On some transactions we assign our purchase contract to another buyer instead of closing on it ourselves, and we're paid a fee for the assignment. When that's what's happening, we say so before you sign — you're entitled to know who is actually going to end up owning your property.

Our offer will be below what you might eventually get by listing. Typically well below, depending on the property's condition and how long you'd have to wait. What you get instead is a number now, a close on a date you pick, no commission, no closing costs, no repairs, and no risk that the buyer's financing falls through in week six.

That's a real trade. For some people it's clearly worth it. For others it isn't, and we'd rather tell you that than talk you into it.

Say no to us if this is you

If your property is in good condition, has clear access and title, and you can wait several months, an agent will very likely net you more money than we will — even after commission. We'll tell you when we see that.

If you're under time pressure from something we can't move fast enough to solve, we'll say that too rather than tie up your property in a contract while the clock runs.

And if you simply don't want to sell, that's the end of the conversation. We don't run follow-up sequences on people who've said no.

Is Acrevest a legitimate company?

Acrevest LLC is a registered California limited liability company based in Temecula. Verify it with the Secretary of State — and verify anyone else who contacts you about your property the same way. The steps are above.

Do I have to pay you anything?

No. No commission, no closing costs, no fees, no charge for the offer. If we can't reach a number that works, you've spent nothing.

Are you real estate agents?

No. We buy as a principal with our own funds and we do not represent you. When a transaction requires licensed listing activity it runs through our partner brokerage, All Nations Realty, DRE #01525024, and we tell you when that applies.

How did you get my information?

Public county property records. Ownership and parcel data are public in every county in the country.

What if I want you to stop contacting me?

Say so, by reply or by phone, and we remove you. We don't sell or share your information.

Can I get a second opinion before I sign?

Yes, and you should. Talk to an agent, a title company, or an attorney. Any buyer who discourages that is telling you something about themselves.
